This service is an introduction to HIPs, as it provides legal documents, for the buyer, before the property has gone under offer. Conveyancing Network has been offering Pre Sales Packs since 2003 (formerly called Vendor Priority Service).
Our solicitors estimate that by contacting freeholders/management companies, checking for good title, obtaining deeds, drafting paperwork, completing SPIFs etc before the property is under offer saves about 3 weeks! According to the Government's HIPs research "area trials have shown that obtaining searches and leasehold documents can cause delays of four weeks or more in producing packs"

Searches - Government Moves The Goal Posts
Since our last newsletter in January, the Government has produced data from the area trials (Bath, Cambridge, Huddersfield, Newcastle, Northampton and Southampton) and Mori Baseline HIPs Report. In response to this data the Government website says "area trials have shown that obtaining searches and leasehold documents can cause delays of four weeks or more in producing packs". Furthermore "Sellers will be able, for an initial transitional period, to market their home as soon as an EPC and key legal documents are provided as long as searches and leasehold documents (where relevant) have been commissioned"
Energy Performance Certificates
EPC's are increasingly being pushed to the front of the agenda in the Government's HIPs production. Whilst legislation on Home Condition Reports and Searches have been relaxed, EPC's look to be here for the duration.
Conveyancing Network will provide estate agents with all the support needed to provide their HIPs. We have trained our own Home Inspectors (who will provide EPCs and HCRs) and we can deliver HIPs as a natural extension of our Pre Sales Pack and early searches service - both of which are established services.
