Moving into the HIPs era

Following the introduction of HIPS on 1st August 2007, for properties with 4 bedrooms and above, the next stage of HIP implementation is with us. As from today, Monday 10th September 2007, the Government is rolling out HIPs to 3 bedroom properties.

This will present the first opportunity, for many of you, to instruct Conveyancing Network on a home information pack.

At conveyancing Network we will be happy to help you through the process and provide you with the support you need

HIPs Era - Summary so far
Well, it’s been an interesting few weeks. The HIPs avalanche that has been talked about in the media for months has turned out to be more of slushy trickle. HIPs has been so hyped up in the media that most agents now just want HIPs to settle down so everyone becomes used to the new way of selling houses. However, it’s been holiday season, most of the 4 bedroom properties have come to the market in July and they represent such a small proportion of the market anyway so it’s not surprising that more agents are still waiting to place their first HIP order then not.

  Our First HIP
We would like to congratulate Elaine at Walker Smale (Leeds) for being our first agent to order a HIP. Walker Smale handle quite a lot of 4 bedroom properties and, as such, have ordered a few HIPs from CN since 1st August 2007.

What Elaine said…

“I found it all very easy actually, I spoke to Ed at Conveyancing Network to order the first one as I wanted to do it correctly. He spent time talking me through how to enter the order information onto the system and I had received my email confirmation before the end of the call.

The energy assessor called me shortly afterwards and he came the next day to do the energy report.

To summarise, HIPs does require a little extra effort by estate agents but it isn’t anything to be scared of as Conveyancing Network are able to help you. One of my colleagues has just ordered a HIP with Conveyancing Network and it turned out to be for an unregistered property. However, this hasn’t become a drama and I’m expecting it to be delivered any day now.”
